Home Indoor Air Quality(IAQ)

Whether you are looking to buy a home, sell one, or are just interested in good home maintenance, you want to make sure the air in the home is safe to breathe. Why only test for mold spores when you can test the air in the home for other life threatening contaminates that you might be breathing for less than the cost of a simple mold survey?

Until recently cost effective screening of a homes air quality was not possible. I have chosen to offer my clients Home Air Check™ Professional, a state-of-the-art test that will detect and show chemicals and mold in the air that could potentially make you and your family sick, and provide you with an assessment of the home air quality.  All of this for less than the cost of a typical mold test.

Buying a Home?

As a home inspector, I can review and report on many things related to the soundness of the home.  But one thing I cannot observe with the naked eye are the airborne mold spores or chemicals present in the home that could potentially affect the health of you and your family.

The Home Air Check Difference

Home Air Check Professional is the only test available to the home buyer or homeowner that provides an affordable comprehensive air quality audit of the total number of Volatile Organic Compounds (VOCs) and the total number of Mold Volatile Organic Compounds (MVOCs) with a single air sample. This test, while simple to perform, is based upon sophisticated chemical analysis technology, previously only available to the industrial community. Because of the analysis methods employed, this single test is extremely sensitive and can measure for chemical contaminants in the air within a 2,000 sq. ft. area. It is so sensitive, in fact, that it can even detect mold hidden behind walls or in carpeting. This test will also detect the compounds that are found in Chinese drywall and other problematic building products.

How long does the test take?

The typical Air Check test and survey will take around 2-3 hours or pretty much the time it takes for a typical home inspection.  The testing device will sample the air in the home while the inspection/survey is being performed.  If you only need the Air Check test then you should expect the test and survey of the property to take about 2 hours.  Once the test is complete the air sample is sent overnight to the laboratory for analysis.  You can expect the results via email in 2-3 days after the laboratory receives the sample. If we overnight the test to the lab on Monday we usually have the test results by Thursday.

How much does the Air Check test cost?

  • This comprehensive test is only $225 when it is performed with a home inspection or EIFS inspection. If additional test samples are needed due to the size or type of home each additional test sample will cost $150.  Most normal size homes will need only one test sample. Multi-level homes will usually require two test.

  • If you need only an Air Check (without a home inspection) the Air Check Survey and Test starts at $300. If additional test samples are needed due to the size or type of home each additional test sample will cost $150. For testing in areas that are over 25 miles from our office an additional travel fee may be included in the quote.  The Air Check Test Survey includes a complete visual in depth survey of the home and a report of the findings.
